We're rebuilding
how landlords work.
Smartlord.ai exists because property management software treats independent owners like an afterthought. We built a co-pilot, not a CRM, an AI partner that drafts leases, screens tenants, collects rent, and watches the law on your behalf.

AI co-pilot availability
"I built Smartlord.ai because I lived the problem."
I bought my first rental in 2018 with a 30-page lease I downloaded off the internet, a checking account I forgot the password to, and the naive belief that being a "good landlord" was mostly about being a nice person.
Three rentals later, I was buried. Late-night maintenance calls, missed renewals, lost receipts, leases that weren't compliant in two of the three states I owned in. I was losing weekends and money. I tried five property management platforms. Every one of them was built for a thousand-unit operator, priced like enterprise software, and required four logins to do one thing.
So I built the tool I wanted. Smartlord.ai is what happens when a working landlord and an AI co-pilot sit down and ask, "what if the software actually did the work?"
We are deliberately small. I answer support tickets myself. There are no investor decks, no growth-at-all-costs metrics, no overseas call center. Every dollar goes back into the product. If you self-manage rentals and want software that scales as you grow, this is built for you, by someone who's still in the trenches with you.
Where this is goingThe next decade will bring autonomous maintenance, predictive systems, robotic snowblowers, sensors that flag problems before a tenant notices them. The buildings of tomorrow are going to think, sense, and respond. The platforms that serve them have to be built for that future, not retrofitted into it.
Here's the thing. As the machines get smarter, the human role gets more important, not less. Someone has to decide what "good" looks like. Someone has to care. That someone is you. Our job is to make sure the technology amplifies your judgment, not replaces it.
That's why our parent company exists. We're building Tools for the Future of Living, where AI does the heavy lifting and humans do the deciding. Smartlord.ai is the first. It won't be the last.

Three groups. One shared roof.
For decades, property management has been stuck in a strange place. The software exists. The dashboards exist. And yet, ask the three people who actually live inside that building how their week is going, and you'll hear three different versions of the same story.
"The leaking faucet no one can fix."
A small problem stays small only if the right person sees it on time. Most weeks, that doesn't happen.
"The email I sent three weeks ago."
The portal said "submitted." Nothing followed. No reply, no fix, no update.
"The invoice I'm still chasing."
The plumber, the electrician, the snow crew. Driving across town for jobs that should have taken half the time.
Three groups of people. One shared roof. And almost no tools built to bring them together. That's the gap we set out to close.
Most platforms are built for one side of the lease, the landlord. Tenants get a portal, maybe. Vendors get a phone call, maybe. A building doesn't run on one relationship. It runs on three. When any one side is left out, the whole thing breaks down.
What would property management look like if it were built as a true three-way partnership? Landlords with control. Tenants with a voice. Vendors with visibility. All at once.
That's what Smartlord.ai is.
From one rental in Missouri to 50 states covered.
'18
First rental, first headache
The founder buys his first three rentals in Missouri. Within a year, the spreadsheet stops scaling and the late-fee chaos begins.
'21
First lines of code
A weekend prototype to auto-draft a Missouri lease. Friends start asking, "can mine use it too?" The prototype becomes a side project.
'24
Smartlord.ai launches
The full platform ships with 50-state lease coverage, AI screening, vendor payments, and the first version of Co-pilot.
'26
Shipping every week
Smartlord.ai ships Live Legislation Watch, expands vendor payments to all 50 states, and stays bootstrapped.
Four principles. No fluff.
These aren't poster-on-the-wall values. They're how we decide what to build, and what to ignore.
Landlords first, always.
Every feature ships only after a real owner has used it on real units. No mock data, no stage-managed demos.
Boring transparency.
Flat pricing, plain English, no enterprise sales tricks. If you can't explain a feature in one sentence, it isn't ready.
Ship faster than the law changes.
Live Legislation Watch isn't a feature, it's the standard. New rules ship inside the platform within days, not quarters.
Tenants are not the enemy.
The best portfolios have happy renters. Our renter portal is built with the same care as the landlord one.
Pilot mode.
Three ways to run.
AI is one of the most powerful tools humans have ever built. Powerful tools deserve powerful guardrails. So we built one switch that decides how much Smartlord.ai runs on its own. You pick. You change it any time.
AI and automation work for you. You make the final call.
Co-pilot
The AI watches, analyzes, suggests, prepares. It drafts the response, flags the problem, schedules the vendor. You press the final button. Always.
- AI drafts. You decide.
- One-click approve, edit, or decline.
- Nothing leaves the platform without your sign-off.
Mixed
Pick action by action. Late-fee notices on autopilot. Lease renewals on co-pilot. The judgment calls find you, the routine ones do not.
- Per-action control across 24+ workflows.
- Set it once, change a single toggle any time.
- One audit trail, same as the other modes.
Autopilot
For the moments you don't want to be in the loop. The 2 a.m. maintenance ticket. The renewal reminder you've approved a hundred times. For the work that should run itself, we let it.
- Routine work, automated.
- You set the rules.
- Audit log on every action.
We encourage co-pilot. A leaking pipe, a tenant complaint, a lease renewal, these aren't just transactions. They're decisions. They affect real people, real homes. Decisions like that deserve a human hand on the wheel.
Co-pilot by default. Autopilot by choice.
Human in control, always.
That's not a feature. That's a promise.
See every action that runs through Pilot modeWatch the AI draft a listing for any address.
No signup. No credit card. Type a real address, click draft. The AI proposes, you decide whether to publish anything.
Small team. Sharp focus.
Smartlord.ai is deliberately tiny. No middle management, no investor pressure, no outsourced support. Every role exists to serve one person: the landlord we're building for.
Engineering
Core platform built in-house. Contract engineers brought in for specific projects when the roadmap needs an extra pair of hands.
Editorial review
Every state-specific lease template is cross-checked against the current state statute before it ships.
Design
Every screen lived in by the people who ship it. No design that hasn't been used by a real landlord on a real unit.
Support
Every ticket reaches a human at Smartlord.ai. No outsourced tier-one queue, no chatbot deflection.
Smartlord.ai is the beginning.
Not the destination.
The full vision lives in the founder's letter above. Three ideas anchor everything we build.
Tools for the Future of Living.
Every Side of the Lease, Smarter.
Co-pilot by default. Human in control, always.
Headquartered in Creve Coeur, MO. Built lean, on purpose.
Smartlord.ai is run from a small home studio in Creve Coeur, Missouri, where the company's first rental was bought. The team is intentionally tiny, with contract engineers brought in when the roadmap needs them. We don't have an office of standups and whiteboards. We have one inbox, and a human reads every ticket.

Built on infrastructure landlords already trust
Bootstrapped since 2021. No outside funding. No data sold, ever.
Our promise to every landlord on the platform.
We're a small company, so we can be a clear company. Here is exactly what landlords on Smartlord.ai get from us, and what we will not do.
A human reads every ticket.
No outsourced tier-one queue, no chatbot deflection loop, no support ticket black hole. Every email lands with someone who can fix it.
Your data is yours.
We do not sell tenant data, application data, or screening data to advertisers, marketers, or third-party brokers. Ever. Export everything you own, any time.
Pricing stays flat.
No surprise per-unit fees, no enterprise upsell calls, no hidden screening margins. The price you see is the price you pay.
Legal compliance, ahead of the law.
Live Legislation Watch reads state law updates as they happen. Your lease, disclosures, and notices stay current without you tracking the statehouse.
Bugs get fixed fast.
Critical bugs get a same-day patch. Smaller issues ship inside the week. Roadmap items get shipped, not slide-decked.
You always make the call.
Co-pilot by default. Nothing goes to a tenant, a vendor, or a bank without your explicit approval. Audit log on every AI action.
What's live. What's shipping. What's next.
